High Season Rates & Policies



HIGH SEASON RATES/BOOKINGS
May 22, 2008 to September 27, 2008
May 23, 2009 to September 26, 2009


High Season Rental Period
The minimum rental period during the high season is a one week rental which must begin and end on a Saturday.

Rates: The rental rate for high season is $2,350 per week, Saturday to Saturday check in/out. In addition a one time departure cleaning fee of $110 is charged plus a 10% city hotel tax. This does not include the mandatory security deposit of $500 which is refundable (see below).  Check in time is 3 PM and checkout time is no later than 10 AM.


Early High Season Bookings

Early bookings are those made before November 1, 2008.  Within one week of receiving an Early Booking request, a rental agreement will be sent to you. To hold the reservation for the dates you specify, prospective guests have 7 days to send a $200 reservation deposit and a signed rental agreement. After 7 days the reservation is subject to cancellation until such time the deposit and signed agreement are returned. Payment may be made by personal check or money order. You may also make payment via Credit Card or PayPal. An additional 2.9% domestic fee or a 3.9% international fee will be charged to cover the cost.  If you cancel your early booking before November 1st, $100 of the $200 deposit will be sent back to you.  If you keep your reservation, an additional deposit of $800 is due by November 1st, otherwise the $200 deposit will be forfeited.

High Season Bookings within 6 months of the rental season, i.e., after November 1st, 2008 (Skip this paragraph if you have made an “Early Booking” – see above)

After 7 days the reservation is subject to cancellation until such time the deposit and signed agreement are returned. Payment may be made by personal check or money order. You may also make payment via Credit Card or PayPal. An additional 2.9% domestic fee or 3.9% international fee will be charged to cover the cost.  

Refundable Security deposit policy
A refundable security deposit of $500.00 is due at the time the rental balance is due (see “High Season Final Payment” below). Provided there is no damage to the property, the house, its contents, or excessive cleaning required, all of the security deposit will be returned to you within 21 days of your departure. Should any portion of the deposit be withheld, an itemized list and documentation of damage will be returned along with any remaining deposit balance.

High Season Final Payment
The remaining balance of your total rental charge plus the $500 refundable security deposit is due 60 days before your arrival date.  
Payment may be made by personal check or money order. You may also make payment via Credit Card or PayPal. An additional 2.9% domestic fee or 3.9% international fee will be charged to cover the cost..

High Season Cancellation policy for Bookings made after November 1st
Should you need to cancel a reservation, email or written notice must be received no less than 60 days prior to your scheduled arrival date, otherwise you will forfeit all rental sums paid to date unless we are able to re-rent the property. If the reservation is cancelled more than 60 days in advance of your scheduled arrival date, we will return all monies paid, less a $200 cancellation fee. If you cancel your reservation 60 days or less from your scheduled arrival date, we will attempt to re-rent the property. If we are able rent the property, we will provide a refund, less the $200 cancellation fee. If we do not succeed in re-renting the house, we can only refund the security deposit of $500.  Refunds for cancellation are given only when, and if all of the dates you have rented are re-rented.
